Tyler-area February home sales fall slightly

Tyler area home sales were down slightly in February, over last year’s numbers. A total of 233 homes sold last month, compared to 244 in February 2014. That’s a decline of 4.51 percent, according to the latest numbers released by the Greater Tyler Association of Realtors.

“I think that really reflects the weather we had in January,” said Claudia Carroll, broker associate of Tyler Homes Group, Keller Williams Realty and chairwoman of GTAR. “We had some ugly weather in January, and we often-times see a slump — a post-Christmas slump — in January and February.”


Some agents are seeing a turnaround, she added, and she expects “a fabulous March.”

“We should pick up now that spring is closer,” she said. “Our office, Keller Williams, has 80 pending sales that we wrote in the month of February, compared to 45 that we wrote in the month of January. So it’s really picking up.”

The median home price for the Tyler area was $155,000 last month. That’s a 6.57 percent hike from the $145,450 seen a year ago; and a 13.8 percent increase from the $136,175 median home price in January.

“We’re seeing more expensive homes selling,” Ms. Carroll said. “That’s a good sign.”

GTAR reported the area’s home inventory was 7.0 months in February, staying the same as it was in December. The home inventory for the greater Tyler area was 9.0 months a year ago.

Home inventory is how long, based on the past year s sales rate, it would take to clear out existing inventory, with no more homes introduced into the market.
